Renovation Work Completed at West Los Angeles Office Building

TPMC California just completed a $5 mil redevelopment project at a 107k sf office building in West Los Angeles. Located at 12301 Wilshire Blvd, two blocks west of Bundy Dr, the 1970’s era building underwent a complete transformation at the ground level, including installation of a new modern glass façade and a complete renovation of the building’s lobby and outdoor plaza.

Designed by Gensler, the building’s signature feature is a stainless steel canopy with LED lighting, which illuminates the façade and plaza along Wilshire Blvd at night. The property was completely modernized inside as well as out, from its corridors and common areas to its elevators and restrooms and features welcoming suites with efficient floor plans and floor-to-ceiling windows that reveal tree, sky, mountain, city and partial ocean views. “In redeveloping 12301 Wilshire, we believe we have created a truly unique office property in the West LA market,” said Chris Curry, President of TPMC California. “This boutique property features Class “A” finishes, onsite management, concierge services and unique common areas where tenants and their guests can feel at home.” Curry went on to say that TPMC California is currently looking to expand its presence in California by acquiring office properties in strategic locations. The firm is a subsidiary of TPMC Realty Corporation, a private real estate development and investment company. TPMC California originally purchased the office building in September 2008. Christian Holland and Luke Palmo of Coldwell Banker Commercial/Westmac are handling the marketing efforts for the redeveloped building. The project’s completion also coincided with the grand opening of 12301 Wilshire’s newest tenant, Staples, who now occupies 4.1k sf of ground floor space fronting Wilshire Blvd for its new Staples Print & Copy Shop concept.
